After you have collected all the needed items for your request, please submit them to Pointe Management (you can drop them off at 18501 Pines Blvd. Suite 204)
Pointe Management will check your application and work with you to correct any issues they identify
Once all issues have been addressed, Pointe Management will forward your request to the Malibu Bay HOA Architectural Control Committee for consideration
After the Malibu Bay HOA Architectural Control Committee considers your request, the Chapel Trail Master Association must consider it
If a question arises either at the Malibu Bay HOA level or with the Chapel Trail Master Association, you may be contacted for clarification or additional supporting documentation. Your swift communication and action helps correct any issues or concerns as quickly as possible.
Any approvals for improvements must be followed by an appropriate Building Department permit issued by the City of Pembroke Pines. Please call the City of Pembroke Pines Building Department at 954-435-6502 for questions about costs and review time.

Models A, B, C, or E (two-story units with a typical width of 20 feet): 10' x 17'

Screens must have a flat screen roof with a white aluminum frame and black screen. Length and width of screen enclosures represented above are the maximum screen enclosure sizes allowed. Any sides that border a neighbor (common side) must have privacy screen (aka privacy glass). Screens must be setback a minimum of 1.5' from property lines for Models A, B, C, or E. On Model D, a minimum setback of 8.5' is required on common side. A 2.5' minimum setback is required on end unit side.
Splash Boards: White vinyl or white aluminum splash boards around the exterior base of the screen patio are permitted. The height is not to rise above the height of the patio door splash board. This will serve as protection against accidents caused by weed whackers.

White PVC 6' is the only permissible style fence. As with any other exterior change, ACC approval is required prior to installation. Do not forget to send in your survey when requesting approval for fences.
Maximum patio sizes are equivalent to those of screen enclosures as long as an approved barrier is provided. Any enlargement of the patio provided during original construction that is smaller than the maximum allowed size shall also require an approved barrier.
An approved barrier shall mean a 6' high concrete privacy wall on common side(s) or a 6' high white PVC fence with a 5' setback from the common side and a 1.5' setback on end unit side.

Landscape improvements must be done with ease of maintenance in mind. Planted areas must be within a mulched bed that can be easily edged and mowed.
The planting plan below shows an example of a front yard Townhouse design. The plant material is typical of what can be used in Malibu Bay.Â
Plant A - Ixora, Arboricola, Cocoplum, etc (Three to four foot shrubs)
Plant B - Wax Jasmine, Indian Hawthorn, Dwarf Allamanda, etc (Shrubs less than three feet)
Plant C - Liriope, Blue Daze, Mexican Heather, etc (low ground cover)
Flowers - Annual color - Winter/Summer (whatever looks good at your nursery)
Design Tips:
There should be a hierarchy of plants with the tallest next to the building and shortest closest to the sidewalk
Group plants together
Avoid a mish mash planting; stick to a pallet of three or four different plants
Air conditioners and external water filters must be screened from view with plant material

The Board of Directors has approved the use of a storage container on back patios. The size of the container cannot be any larger than 4' x 5' x 7' - this is the approximate size of the Rubbermaid Slide-Lid Storage shed. The containers must be Hunter Green and/or the putty beige/grey (neutral) color.
Only one container per unit is allowed
The container must not block any door or window and must be set up flush to the unit's wall and sit either on a slab of concrete or pavers
If you are unsure of the correct placement or what type of container is acceptable, please fill out an ACC request with your selection and placement and it will be reviewed by the committee
