Gate Issues

After discussions with gate technicians during site visits from different companies, here is a summary of issues reported to the Board:

• COMPLETE: The south entry gate has a fault in the ground loop, dead batteries, and worn battery wiring connectors. 

• COMPLETE: The south exit gate has dead batteries, worn battery wiring connectors, may have ground loop errors, and the control board switch is malfunctioning at times

• COMPLETE: The south exit gate ground loop detector is not situated correctly

• COMPLETE: The north exit gate may have a faulty control board and the photo sensor may not be functioning properly due to misalignment 

• COMPLETE: The north entry gate had ground loop errors that were cleared

• COMPLETE: The south exit swing gate is bent

• COMPLETE: The majority of the bolts and hinges on most of the swing gates are rusted and need replacement

• COMPLETE: Additional obstacle detection sensors to compliment the ground loop detectors were recommended

• COMPLETE: Lighted arms are expensive and cost the same as four standard gate arms to replace

• PENDING: Proper ways for police/fire to open the gates to enter the neighborhood

• PENDING: The south entry gate arm chassis is also cracked.

• PENDING: A regular preventative maintenance program is needed

• PENDING: All of the components may not have proper wiring for reliable outdoor function (goes back to original developer installation)

• PENDING: The call boxes and clickers are fairly obsolete technologies which introduce complications which can lead to failures as well
