On Tuesday, February 25th, 2025, the Malibu Bay Board of Directors received a report from the leak detection being conducted by the pool vendor, Dr. Pool, regarding the status of the main pool, kids' wading pool, and spa located at the Clubhouse. After reviewing the results, the Board scheduled an urgent meeting via Zoom on Monday, March 3rd, 2025 at 4 PM with Dr. Pool to discuss the matter. The Board put the work out for bid for up to 2 weeks. One additional bid was received by the deadline on 3/17 and the Board has proceeded with Dr. Pool for the repairs. After performing a complete electronic leak detection, we found the following issues:
1. The skimmer is broken and must be replaced. $1,350.00
Skimmer Replacement Procedure
Step 1: Preparation
- Lower the pool water level two inches below the skimmer.
- Remove the pavers or tiles surrounding the skimmer.
Step 2: Concrete Cutting and Excavation
- Cut through the concrete deck.
- Dig around the skimmer to remove the old unit.
Step 3: Skimmer Line Cutting
- Cut the skimmer line.
Step 4: Wall Preparation
- Prepare the wall to accommodate the new skimmer.
Step 5: Re-plumbing and Skimmer Installation
- Re-plumb the lines and install the new skimmer at the wall.
Step 6: Pressure Testing
- Re-test the line to ensure it holds pressure
Note:
- We are not responsible for resetting the tiles or pavers. Sometimes, the new skimmer has different dimensions from the old one, and the tiles or pavers may not fit back in the same area.
- We always fill back with concrete flush with the deck.
Warranty:
- 1-year warranty.
2. We found two broken jets and two bent jets near the wall; a total of four spa jets must be repaired.
Total: $4,900.00
The broken jet repair consists of:
- Empty the spa.
- Remove the pavers
- Dig the ground to expose the jets.
- Cut out the air and water lines to remove the jet.
- Replace the regular rigid PVC with flexible pipe.
- Install the new jets.
- Retest the jet lines.
- Backfill the hole.
- Reinstall the pavers deck.
Note: We won't be able to match the same deck finish.
Spa repair total cost $ 6,250.00
After performing a complete electronic leak detection, we found the following issues:
🔴 1. The pool's main drain line is leaking underneath the pool, behind the main drain box.
To repair this leak, it will be necessary to:
- Cut through the bottom of the pool near the main drain.
- Remove the damaged line.
- Reconnect a new line from outside to inside the main drain.
Cost: $1,650.00
🔴 2. The skimmer is broken and leaking around the throat; it must be replaced. $1,350.00
Wading Pool Repair Total $3,000.00
After performing a complete electronic leak detection, we found the following issue.
1. The pool is composed of 25 gutters. One gutter has a broken trunk line. We don't know the size of the trunk line, but the two gutters on each side of the broken trunk line must also be fixed.
The total for this repair will be $4,650.00.
⚠️ Note: There is a high chance of finding more broken gutters, but this can only be identified after the above-listed ones are fixed.
2. The collection tank is sinking, and there are three suction lines at the bottom from the vacuum pump connected to the tank. The lines are sticking up as the tank sinks, cracking the fiberglass.
Solution
- Cut around all the lines to allow the tank to accommodate on the ground.
- Remove all three lines from underneath.
- Fill underneath with sand.
- Repair the bottom fiberglass.
- Eliminate the underground lines by passing plumbing over the tank, reaching the bottom.
The cost for this is $ 3,900.00
